Finishing works during demolition – replacement of frames

The finishing works during demolition – replacement of aluminum frames are a deterrent to replacing old frames with new energy-efficient frames. Replacing old frames is a simple process, which in many cases is done on the same day, and in no case is the house left without frames – windows.

The damage and finishing works that arise during the demolition – replacement of old frames depend on the type of frames to be replaced, as well as the age of the casings and plaster (renderings). However, in many cases (demolition of old aluminum frames), the casings and cover trims (flanges – architraves) of the new aluminum frames completely cover any finishing works (photo).

In this article, we will separately examine what finishing works (wall restoration works) arise in all cases of old frame replacement (e.g., replacement of wooden frames with roller shutters or external shutters, replacement of old aluminum frames, etc.).

Replacement of wooden frames with roller shutters with new energy-efficient aluminum frames

Replacement of wooden frames with roller shutters with new energy-efficient aluminum frames

The replacement of wooden frames with roller shutters with new energy-efficient casement aluminum frames is the most common form of old frame demolition. If the complete removal – demolition of the old roller shutter box – curtain box is decided (below we will see in which cases the old wooden roller shutter box can remain), the finishing works during demolition – replacement of frames are as follows:

old wooden roller shutter boxes and new aluminum ones

  • The masonry will need painting around the frame casing and above the roller shutter box.
  • A piece of plasterboard will be needed above the roller shutter box, because the new aluminum boxes are smaller than the old wooden boxes. Ideally, the gap behind the plasterboard should be filled with insulating material (e.g., rock wool) for better sound insulation (see more in the article sound insulation of roller shutter boxes).
  • If our new roller shutters are electric, an electrician’s assistance will also be required.
  • In some very rare cases (e.g., houses built before 1960 with crumbling plaster), plastering may be needed around the frame casing or above the roller shutter box if it is unplastered.
  • Finally, if plaster decorations (gypsum moldings) run above the old roller shutter boxes, small finishing works by a plasterer will be needed.

Replacement of wooden frames with external shutters with new energy-efficient aluminum frames

Replacement of wooden frames with external shutters with new energy-efficient aluminum frames

The replacement of wooden frames with external shutters with new energy-efficient aluminum frames is the simplest process for demolishing wooden frames, provided the aluminum frame manufacturer uses large single casings (18 cm thick), which cover almost all finishing works. In some special cases, painting (by a painter) may be needed around the frame casing; see video on frame replacement with external shutters (see VIDEO on Replacement of wooden frames with external shutters).

Replacement of sliding aluminum frames (recessed, overlapping) with new energy-efficient frames

Replacement of sliding aluminum frames (recessed, overlapping) with new energy-efficient frames

The replacement of sliding aluminum frames (recessed, overlapping, old aluminum) with new energy-efficient frames is the easiest demolition of old frames, as in 99% of cases no finishing works are created during the demolition – replacement of frames. The reason is the large aluminum profiles used, which cover any damage to the masonry.

The only problem you might encounter is the taller guides that new energy-efficient frames have at the bottom, which can be solved with special profiles for covering the height difference.

How to replace old frames without major works? – Installation of new frames over old wooden casings

Finishing works during demolition – replacement of frames

How to replace old frames without major works? The method of installing new energy-efficient aluminum frames over old wooden casings was a method used for years, mainly due to quick installation, but also because it created no finishing works. This method has been abandoned because, over time, the wooden casings supporting the frames quickly deteriorated (read more in the article frames on wooden casings).

How we cover finishing works during frame replacement

How we cover finishing works during frame replacement

Another method of replacing old frames without extensive work is the use of large casings (casings with screens). By using larger casings, we cover most of the work (finishing works) during frame replacement.

When can old wooden roller shutter boxes (curtain boxes) remain, and when must they be removed?

There are two (2) basic types of old wooden roller shutter boxes.

The first type, the large old wooden box – curtain box, extends from one end of the wall to the other (photo 1st)

Replacement – demolition of wooden frames with roller shutters

In the second type, the large old wooden box – curtain box extends 5 – 10cm from each side of the frame (photo 2nd)

Finishing works during demolition – replacement of frames

The first type of box can, under certain conditions, remain during the installation of new energy-efficient frames, and our new box (energy-efficient roller shutter box) can be recessed inside the old one.

The second type must be removed during the process of replacing new frames, because it essentially rests on the old wooden casings.

Are false frames needed during frame demolition?

Are false frames needed during frame demolition?

False frames – temporary frames are mainly used for the correct leveling of plaster – renderings and are used in very few countries worldwide. During the replacement of old frames, false frames are not needed, except in the case of replacing recessed wooden frames where plastering of the masonry is mandatory before installing a new frame (read more in the article False frames – when are they needed).

When are new marble sills needed for frames?

In most cases of old frame demolition, there is no need to change the marbles – marble sills because frame manufacturers have aluminum casings and profiles that cover most problems. Exceptions are broken or cracked marble sills – marbles that should be replaced to prevent water from passing through the bottom of the frame, as well as some cases of old recessed frames where the marble sill is completely absent inside the tunnels (hole – gap) of the sliding frames.

What finishing works do aluminum frame manufacturers undertake?

Aluminum frame manufacturers typically do not undertake finishing works, as the most common finishing works that arise (painting, gypsum moldings, electrical work) require specific knowledge. Nevertheless, and for the convenience of consumers, many companies that manufacture and install frames undertake some of these or recommend their partners. It is essential, before choosing an aluminum frame manufacturer, to be informed about what kind of finishing works will arise in your specific project and exactly what your manufacturer undertakes.

Is a skip bin necessary for frame replacement?

Is a skip bin necessary for frame replacement?

A recycling skip bin is necessary for the replacement and removal of old frames if waste exceeding 500 kg is generated. In any case, we must ensure that old frames are not thrown in the rubbish, because, in addition to being prohibited, there are many dangers for residents (broken glass on the street, burning wood with hazardous pigments, etc.).

Are special permits (small-scale permits) required for frame replacement?

The process of replacing old frames with new energy-efficient frames does not require any permit (small-scale permit) as long as the dimensions of the frames are not changed and there is no problem with the apartment building regulations (see apartment building regulations and frames).

Who pays for the crane and the recycling bin during frame replacement?

Who pays for the crane and the recycling bin during frame replacement?

The crane and the recycling bin are not necessary in all cases of aluminum frame replacement, which is why they are usually not included in frame offers and a separate agreement – arrangement must be made with the frame manufacturer. See what should be stated in all aluminum frame offers.
